LJB provided site development services, including overall site design, survey and construction staking, for this new 88,000-square-foot, 119-bed senior care facility along a major State Route in Miamisburg, Ohio. The primary challenge on this project was fitting the large building footprint within the bounds of existing adjacent facilities and public roadways. LJB solved the challenge by utilizing retaining walls at both the front and back of the site. Our design also saved about $360,000 in excavating costs by using a thorough cut-fill analysis, optimizing the site elevation, and losing excess material on an adjacent site for future development. And, because LJB’s in-house transportation design team was working on the adjacent roadway extension and traffic signal, we were able to coordinate the optimal placement of the roadway for the site
